pre-development

We help owners turn project concepts into viable developments by managing early planning, approvals, and team coordination. Our work includes site due diligence, zoning and entitlement support, permitting strategy, consultant coordination, and early project reporting.

design oversight

We guide the design process from concept through construction documents to ensure the project stays aligned with the owner’s vision, budget, and schedule. This includes design coordination, milestone reviews, value engineering, and oversight of key design decisions.
During construction, we provide ongoing coordination and project oversight. We conduct site visits, review contractor bids, monitor schedules and budgets, manage RFIs and submittals, review pay applications and change orders, and provide regular progress reporting.

CONSTRUCTION  ADMINISTRATION

As construction nears completion, we coordinate the final steps to prepare the project for operations. This includes punch list management, certificate of occupancy coordination, warranty tracking, final documentation, and support during lease-up and operational handoff.
